METHOD OF SALE: Beckort Auctions, LLC will offer this property at public auction on Oct. 18, 2008. Each bid shall constitute an offer to purchase, and the final bid shall constitute a binding contract between the Buyer(s) and the Seller(s). The auctioneer will settle any disputes as to bids, and his decision will be final.

DOWN PAYMENT: 10% (non-refundable) down payment due day of auction, with balance due within 30 days at closing. The down payment may be made in the form of cash, cashier’s check, personal check, or corporate check. Your bidding is not conditional upon financing.

ACCEPTANCE OF BID PRICES: The real estate auction is a reserve auction, the seller has the right to accept or reject the final bid. The successful bidder will be required to enter into a purchase agreement at the auction site immediately following the close of the auction.

ABSENTEE BIDDING: Confidential absentee buyer registration is available upon prior arrangements with Auction Company.

CLOSING: The balance of the purchase price is due at closing, which will take place within 30 days of auction.

DEED: The Seller(s) will provide a General Warranty Deed at closing.
